Project Description:

This 140,000 square foot Batterson Park speculative office building was designed to accommodate potential tenants who required larger than normal contiguous floor space.  This design approach proved to be most successful:  upon completion, 60,000 square feet were immediately occupied by a single tenant.

The building owners requested that the design vernacular for this building be compatible with an earlier building designed for them by this office.  As designed, the three floors of the building each have in excess of 40,000 square feet of rentable area, which is spacious enough to accommodate most large tenants.  Because of the expansive floor plates, two remote toilet cores were provided to better service the building tenants.

Building elements and materials, including sloped sills, round columns, continuous glazing, special shape bricks, etc., were incorporated into the design to create visual interest and texture and to unify the design with the Winding River office building completed in 1996.

At the outset, the scope of work was to provide design services for only the core and shell.  CHK subsequently provided design services for fit-out in most of the tenant spaces.
